An impound account is set up by the lender for you to prepay certain recurring costs at closing, such as your 1st 6 months of property taxes and/or insurance.  Mortgage payments are increased to include these costs and the funds collected are dispursed when the payments are due.  When you purchase your property in the Boca Raton area we, as realtors, and your mortgage broker will explain all of this in greater detail.

When trying to sell property in Boca Raton and surrounding areas we LISTEN to what the buyers tell us about their needs and desires.  We also find a comfortable price range that will work for that buyer.  We then do our homework and make appointments at properties that would suit our buyers needs.  As we view the different properties, we discuss the pros and cons.  If the buyer is new to the area of Boca Raton, we tell them  about the communities, schools, shopping etc. and drive them around so they will see what a great city Boca Raton is and how much it has  to offer.  After the first day with our buyer we discuss how the showings went and what else they would like to see.  It is not unusual for buyers to change their minds about what they originally thought they would like and after seeing properties change their minds about price range, communities, or size.  We then research th new requests and work from there.  We don't give up until we have a satisified and happy buyer.

Everyone buying a home or condo in the Boca Raton,Delray Beach,Boynton Beach,Highland Beach and surrounding areas should have a home inspection which should include a mold and termite inspection as well.   We recommend several inspection companies for you to call so  you can make the choice for yourself.  Even if you are buying "as is" you should still have an inspection by a qualified inspector.
